We use several outlets for our seasonal lettings that are very important to the success of your project.
This of course is vital, as it involves choosing the right media to market your apartment. We categorise three types of advertising providers.
- Agencies in Paris.
- Foreign travel agencies.
- The "listings".
- Client check-in
- Client support.
- Maintenance of your apartment.
There are many agencies in Paris offering their services to owners. The vast majority of them are only concerned with introducing a potential client to an owner. The latter then has to manage the letting and the apartment (check-in, collection of rent, cleaning and maintenance etc.).
Parisaddress is one of the largest agencies. We provide all apartment and letting management services (see below under "Management"). This partly explains our popularity with owners living abroad.
These agencies are not based in Paris but have developed a local sales force, and attract clients that prefer to trust in their fellow citizens rather than a French agency.
Some of these agencies have no website, but work in the “traditional” way, direct with the client. The clients are often elderly and wealthy people who have not been drawn into the Internet age. Parisaddress is federated to thirty overseas partners all of whom have access to our online apartment reservation system.
We refer to "listings" as the many websites that allow owners to upload their apartments, to self-manage their contact with clients and to access an availability calendar.
If the owner agrees, Parisaddress will place the apartment on a "listing" and manage the resulting bookings on his or her behalf.
Parisaddress is the only agency that allows you to work easily and efficiently with all of these outlets. In fact, the entry of your apartment onto our database automatically lists it on our Parisaddress site and with our network of overseas partners. If you wish, we can also manage for you the ads that we publish in directories of your own choice.
All clients are greeted personally at the apartment. This service is provided 7 days per week. During the check-in, our agent shows the client around the apartment, explaining the operation of the TV, appliances, etc., and tests the Internet connection with the client present. In addition, we provide for the tenant of each apartment a detailed, written "how to" list.
After the check-in, the client signs the rental agreement.
We keep in contact with the client by telephone and e-mail during his or her stay in Paris, providing a prompt and efficient service. Our agency can be contacted during office hours from Monday to Saturday. For evenings and Sundays, we provide clients with an emergency telephone number, allowing us to respond to any serious issues such as water leaks, key and lock problems, etc.
If you choose our comprehensive package, we clean your apartment after check-out and provide linen (sheets and towels). At each check-out, the cleaning is done either on the same day or the following day, depending on the next arrival. This service is available 7 days per week.
In the event of technical problems in your apartment, we can arrange for the necessary tradespeople. We provide this service both when your apartment is occupied and unoccupied. At your convenience, we can act on your behalf in complying with all your ownership requirements , such as the replacement or maintenance of a boiler or washing machine, changing an Internet or telephone service provider, or carrying out renovation or decorating work.
Our agency will of course collect payments from clients and pay you your monthly rent. Where appropriate, we deduct the expenses we incur on your behalf in the maintenance of your apartment, such as the purchase of a new refrigerator, carpet cleaning, annual boiler maintenance, insurance premium, services provided by us at your request, such as cleaning after you or your private associates have occupied the apartment, malfunction of the heating, power failure, co-ownership works, etc.
Parisaddress provides all of these services. As owner, you can choose to decide which services you need from us: for example, you can choose to retain control of the cleaning and maintenance of your apartment and to have us deal with client check-ins and client support. We are always ready to tailor our services to your requirements.
