| Tenancy General Conditions |
| Contract and payment of the advance fee. |
| The tenancy agreement contract will be sent to you by email. The contract will be given to you the day you enter the premises for you to sign it. In order to secure your booking, we require payment of 30% of the total amount of your stay. If you wish to cancel your booking, several scenarios may be considered, please refer to the Cancellation Chapter for more information. You can pay for the advance fee in two ways: |
| By Credit Card, a secured option with our partner Société Générale. When you have received your booking confirmation, you have given a booking number. To pay by credit card, take that booking number and click on the following link: Pay with your Credit Card.. |

| Payment of the rest and deposit: |

| Payment of the deposit will be processed on arrival. We will take an imprint of your Credit Card or a Bank Cheque. The deposit will be refunded within the month of your departure minus gas and electricity usage or phone if you asked for it (see EDF-TELECOM section). In case of damages, we will retain the amount equivalent to damages caused. |
| Entering the flat: |
| Your arrival hour is flexible. Someone will welcome you at the flat/apartment. At the booking stage you will have agreed on a time to enter the premises. We will then: |

| 1. Show you around the flat/apartment (the tour will be done by a certified member of Parisaddress) | | 2. Give you a set of keys. | | 3. Ask you to sign the contract. | | | 5. Agree on a date/time to return the keys and leave the premises. |

| Leaving: |
| Normally, we request that you leave the premises before 12pm. |
| A member of Parisaddress will then check the place for any damages. They will give you an inventory as well as a summary of your use of gas and electricity. The amount is payable on your departure or when we refund your deposit (as part of your deposit). |
| Using the premises: |
| You may use the premises as if they were your own home, meaning in a civilised manner and looking after them properly. All the facilities are in working order and any claims contrary to this made more than 24 hours after entering the premises will not be taken into account. Repairs required due to your negligence will be charged to you. You are also required to be respectful of your neighbours and make sure that you and/or your family do not disturb them unduly. |
| Equipment / housekeeping: |
| Premises are rented furnished with kitchen equipment, dishes, cutlery, blankets and pillows as described in the description contract. We will clean up after you have left the premises and this is included in the price. However, in exceptional cases, the landlord or a member of Parisaddress might require you to pay the following: |
| cost for cleaning the premises (At a cost of 30 Euros) if the premises are left in a state of severe uncleanliness. | | full cost for replacement of items (furniture and/or facilities) broken, cracked, damaged or deteriorated. |

| Cancellation policy: |
| If you wish to cancel your stay, several scenarios will be considered: |
| 1. You wish to cancel less than 2 months before your arrival |
| Your advance payment will not be refunded. |
| 2. You wish to cancel more than 2 months before your arrival: |
| We will refund the total of your advance payment (minus an administration charge). |
| If are late more than 24 hours with out noticing it, Parisaddress would have the ability to rent the apartment. |
| Insurance: |
| You don't need to subscribe to an extra insurance policy for the rented apartment/flat, as Parisaddress is insured with AXA, a policy covering civil responsibility linked to the premises (fire, water, physical injuries etc). However, the policy does not cover your personal belongings in the event of a burglary. |
| Electricity: |
| Everything is included in our prices. |
| Gas: |
| Everything is included in our prices. |
| Phone: |
| Local calls are free (Paris only), for standard phone numbers, excluding specific numbers and mobile/cell phones. In order to call outside Paris, you can use prepaid phone cards available in most newsagents and corner shops. If you wish to unlock the line, to use it freely, a deposit of 300 euros will be required and calls will be charged at a standard price. |
